Not so though for the Trinity College student who has spent the past couple of years drinking in the views of the nation's most famous street. The New Yorker has called Grafton Street home since 2021 after snapping up a once-in-a-lifetime find of a duplex apartment located at the bottom of the famed shopping street and securing possibly the shortest college commute on record.

The swanky apartment has been up for grabs for almost a year, with the asking price recently dropping from €1.95 million to €1.8m.

Property Register Records show that the student bought the apartment for €1.6 million, three years ago but decided to put the premises on the market in December.

It's located at 116 Grafton Street and if you're struggling to mentally place exactly where that is, it's directly above the Lush shop on the street.

Entry is through an almost unnoticeable doorway beside the shop and the living space unfolds over two levels.

The lower floor plays host to the apartment's two bedrooms, the larger of which is bright and airy and decorated with a natural wood finish.

There's plenty of storage space, with a built-in wardrobe and plenty of cupboards, as well as a period-style fireplace.

Two green oversized chairs make up a seating area and the owner set up a neat workstation by the window overlooking Trinity College.

The platform-style bed helps to make the most of the available space and the room is also en-suite with a generous-sized shower room.

Despite being smaller the second bedroom is cozy and inviting with plush carpeting and a luxurious roll-top bath to wash the cares of the day away in.

The second bedroom which is also ensuite just so happens to have its very own balcony - one of an astonishing three outdoor spaces in the heart of the city, in the premises.

Climb up the stairs, or take the lift if you're feeling lazy and you find yourself in the apartment's jaw-dropping main open-plan living area.

Here the kitchen, living and dining rooms converge to create a flow-through design leading out onto the decked roof terrace affording dwellers some of the best views of the city you'll find anywhere.

The terrace has been set up with a parasol to protect against the elements and a barbecue for those rare sunny days.

That's not to say that the inside space is to be sniffed at when it pours. The Living Room portion of this level has been artfully decorated in a retro style with throwback furniture reminiscent of a New York loft and a minimalist open fire.

There's an enormous flat screen on the wall but is trumped by the views in the other direction which offer a breathtaking panorama of the city from the floor-to-ceiling windows.

The kitchen has all the mod cons an amateur chef with some of the capital's best restaurants in touching distance might need including a Bosch oven, Siemens microwave, extractor fan and hob.

The space also has a neat dining bar for quick bites and there is also a second, smaller outdoor area, on that level just off the living area.

The outdoor space has been set up as a mini beer garden with Guinness barrels and astro turf grass.

There is also a third shower room on the upper level of the apartment.

116 Grafton Street has proven to be a shrewd investment for its current owner who originally listed it for sale at €1, 950,000 million.

As per the Irish Times, Louise Kenny the selling agent for Lisney Sotherby's has indicated that the majority of interest in the property to date is from overseas buyers.

The central space could be yours if you are willing to splash €1, 800,000. See more about the property here at myhome.ie.
